\u201cOur lease was ending and the landlord had other plans for the property, so it wasn\u2019t going to be renewed,\u201d explains Hans Geiger about the motivation to purchase commercial property for Geiger Post<\/a>, a television post-production studio based in Los Angeles, CA, that he founded and co-owns. \u201cThat got the ball rolling on a purchase and with TMC and the SBA 504 loan, it turned out to be a great move with a lot of benefits.\u201d<\/p>\n

Hans, who owns Geiger Post with business partners Hector Lopez and Gerry Holtz, launched the business in 2013 after many years in the industry. He explains that since the pandemic and the growth of remote-editing collaborations, Geiger Post \u2013 which serves major studios like Netflix and Paramount as well as independent creators \u2013 didn\u2019t need as much space.<\/p>\n

\u201cThe property we purchased is just under 11,000 square feet, which is about two-thirds of the size of the space we leased,\u201d he says. The new studio is also just over a mile from the previous location, so there was no geographic impact to their clients due to the move.<\/p>\n

Now, they have a state-of-the-art studio that enables the highest-quality output for onsite and remote projects for their team of 16 employees and many freelancers.<\/p>\n

Hans says that it was the low down-payment requirement \u2013 just 10%, compared to 30-40% for conventional commercial loans \u2013 that was the driving factor behind the Geiger Post team\u2019s decision to move forward with an SBA 504 loan. It also offers below-market fixed interest rates and a 25-year loan term, which makes repayment easier to budget and afford.<\/p>\n
